A
HISTORIC LANDMARK RESTORED, REVIVED, REFINED
![]() From a historic landmark at the center of our historic district to new life as twenty-first century state of the art apartment complex and downtown retail space... The Holt awaits you. The proposed project was an adaptive reuse of the historic Holt Hotel, a 1910 Neoclassical structure boasting rich and famous guests such as First Lady Eleanor Roosevelt, Babe Ruth, Will Rogers and countless other state and national dignitaries. The Holt Hotel, long abandoned, yet architecturally and historically possibly the most significant building in downtown Wichita Falls. The proposed project was to provide 41 high-end apartments on the upper floors with commercial lease space on the lower floor.
The Holt restoration was a 6.2 million dollar project that has been a source of community pride and economic development for our city and a shining example of the generosity of our friends. While the Heritage Society is known locally for their unique crown jewel the Kell House, the organization has also received statewide, local, and national recognition for the recent restoration of Wichita Falls' downtown Holt Hotel. Newly completed and boasting occupancy over 85%, the impressive high-rise living facility offers a unique blend of old architecture and flooring with new kitchens and baths. A recent tour of a fifth floor apartment presented accommodations comparable to big city living, fashionable yet functional. Open windows covered by pull-down shades gave birds eye views toward a southeasterly direction. Recent additions of the building entry canopies, as well as the iron fenced covered parking area, have set a high standard for downtown living. The direct benefit of this project has improved the infrastructure of the Holt Hotel, put a derelict downtown building back to use and enhance the tax base. It is generally agreed upon that the influx of quality apartments and new office options will help, and has helped to stimulate new services, fine shoppes, eateries, jobs and more entertainment. Indirect effects have been the enhancement of the quality of life for the downtown sector. Amenity-rich areas have tended to experience increase in the demand for property, causing the real estate values and rents to rise. Lower income earners are equally attracted to areas that offer amenity-rich environments. In resent years there has been a renewed interest in the downtown area with renovations or improvements made to 40 buildings. We believe that the renovation of the Holt Hotel has served as an essential anchor point for downtown Wichita Falls revitalization efforts and in our opinion, a launching pad for future development.
